YOU report on difficulties faced by first-time house buyers "Scots now face 11-year battle to buy first home", The Herald, December 30). In the article you state that the average house price paid by a first-time buyer in the UK has more than doubled over the past decade.

The prices quoted are misleading, because they conflate house prices with land value. This obscures the fact that it was land prices that rose significantly.
